Dubai Real Estate Surpasses 2024 Record with AED 525.87 Billion in Sales by Q3 2025

Dubai’s property market has achieved a historic milestone, recording AED 525.87 billion in real estate sales within the first 290 days of 2025—already exceeding the total sales achieved during the entirety of 2024. According to data released by the Dubai Land Department (DLD) and compiled by Emarat Al Youm, this achievement underscores Dubai’s sustained investor confidence, diversified demand, and the emirate’s strong economic fundamentals.

Since January, the city registered 168,540 transactions, compared to 180,860 transactions across all of last year. This performance highlights a faster transaction pace in 2025 and further cements Dubai’s reputation as one of the world’s most active and transparent property markets.

Residential and Luxury Segments Drive the Market

The exceptional growth has been driven primarily by residential and luxury property demand, supported by regulatory reforms, visa initiatives, and investor-friendly payment plans. Mortgage activity alone reached AED 140.66 billion across 33,780 deals, while property grants totalled AED 42.73 billion across 7,637 transactions. Altogether, Dubai’s real estate dealings reached AED 709.26 billion, representing 93% of 2024’s full-year total.

Industry analysts credit this performance to the ongoing effects of strategic government policies and the broader goals of the Dubai Economic Agenda D33 and the Real Estate Strategy 2033, which aim to position Dubai as the world’s leading property and investment hub.

Industry Leaders Praise Market Resilience

Saleh Tabakh, CEO of Andalus Real Estate Group, noted that property sales in 2025 have multiplied sevenfold since 2020, underscoring Dubai’s strong upward trajectory. “This affirms Dubai’s path toward achieving the objectives of the Real Estate Strategy 2033, which targets AED 1 trillion in annual transactions,” he said, attributing the success to the emirate’s visionary leadership, transparent regulations, and globally recognised infrastructure.

Mohammed Aboul Naga, CEO of Aboul Naga Real Estate Development, added that Dubai continues to outperform international markets. “The city’s real estate sector remains unmatched globally—sustained by strong appetite for luxury projects, sustainability-driven developments, and flexible post-handover payment plans,” he said. Aboul Naga also credited the Golden Visa programme as a critical factor attracting foreign investors and long-term residents seeking stability and lifestyle benefits.

Weekly Transactions Reinforce Momentum
