Veer Doshi, CEO and Managing Director of Vincitore Realty, explained: “Every intention should be to craft a home that helps you live and feel better mentally and emotionally. Wellness isn’t just fitness — it’s multi-dimensional.” His company’s latest project, Vincitore Wellness Estate, is being hailed as the world’s largest designer wellness residential tower, featuring the GCC’s first scientifically certified wellness homes. The project introduces the term ‘wellness per square foot’ — a metric that values health benefits and emotional comfort over traditional price indicators.

Abdulrahman Alhelo Alsuwaidi, Co-founder and Chairman of Nabni Developments, believes wellness is now the “new currency of desirability” in Dubai’s real estate market. “Today’s buyers aren’t just looking for a pool or gym; they want spaces that nurture their physical, mental, and social well-being,” he said. Future-ready communities, he added, must integrate biophilic design, restorative green spaces, mindfulness zones, clean air systems, and sustainable materials to create living environments that promote balance and vitality.

Mark Gaskin, Chief Operating Officer at Leos Developments, noted that prime buyers in Dubai are no longer motivated by location alone — they are investing in “space, serenity, and a sense of well-being.” According to him, every element of design — from natural light and air circulation to layout and landscaping — now plays a key role in delivering a luxury experience rooted in calm and comfort. “Luxury today means a home that feels like a sanctuary,” Gaskin said. “It’s about connection, nature, and emotional rejuvenation.”

Wellness as a Competitive Advantage

Kunal Rishiraj, Senior Manager at Christie’s International Real Estate, pointed out that wellness has evolved far beyond amenities — it’s now part of a property’s DNA. “From aromatherapy-infused spaces to multi-sensory designs and advanced fitness tracking systems, developers are crafting homes that elevate daily living. High-end residences now include private spas, saunas, hammams, and cold plunges as standard features,” he explained.

This holistic approach to design has also created a financial upside. Developers like Vincitore estimate wellness properties can deliver returns of up to 80%, driven by buyer demand for sustainable, health-oriented lifestyles. With Dubai’s market maturing and global awareness of wellness architecture rising, investors see long-term value in projects designed for both human and environmental well-being.
